Your Credit Score Isn’t the Whole Story — But It Does Pick Your Lane
A 545 credit score and a 615 credit score can both get approved for a home purchase in Las Vegas right now. They just won’t land in the same loan program, won’t put the same amount down, and won’t face the same Bad Credit Home Loans in Las Vegas requirements. The difference between getting a house and getting a rejection letter often comes down to knowing which program matches your exact number — and which lender actually works that program instead of just advertising it.
So let’s map it out. Score by score, program by program, with the DTI math that actually decides your fate.
500–579: FHA With a Bigger Down Payment
FHA technically allows credit scores as low as 500. That’s straight from federal mortgage guidelines. The catch? You’ll need 10% down instead of the standard 3.5%, which pushes your loan-to-value ratio to 90%. On a $350,000 Las Vegas home, that’s $35,000 out of pocket before closing costs.
The bigger catch — the one that trips people up constantly — is lender overlays. Most FHA lenders won’t touch anything below 620, even though FHA says 500 is fine. They stack their own minimum requirements on top of HUD’s rules. That means you need a lender who actually underwrites in this score range, not one who’ll take your application and quietly decline you three weeks later.
At City View Mortgage, we broker to investors who work the full FHA credit spectrum. A 545 with solid reserves and a clean recent payment history? That’s a real file we can place.
580–619: The Sweet Spot for FHA Purchases
Cross 580 and FHA’s minimum down payment drops to 3.5%. That same $350,000 house now requires $12,250 down. Massive difference. According to the CFPB’s FHA overview, this tier represents the most common entry point for buyers with imperfect credit.
Your FHA Loans in Las Vegas approval at this level depends heavily on your Las Vegas DTI ratio mortgage math. FHA allows debt-to-income ratios up to about 50% with compensating factors — strong reserves, minimal payment shock, residual income. Without those factors, expect the ceiling to sit closer to 43%.
What counts as a compensating factor? Two months of mortgage payments sitting in savings after closing. Or a history of paying rent equal to or higher than your proposed mortgage payment. Specific, documentable things — not vibes.
620 and Above: Conventional Opens Up, and Non-QM Gets Interesting
At 620, you’ve crossed into conventional territory. Freddie Mac’s Home Possible program allows 3% down for income-qualified buyers, which can beat FHA’s ongoing mortgage insurance costs over the life of the loan. Your monthly payment might actually be lower with conventional at 620 than FHA at 620 — something most borrowers don’t realize until someone runs both scenarios side by side.
If your score is above 620 and a lender tells you FHA is your only option, get a second opinion. Run both programs. The difference over 30 years can be tens of thousands of dollars. We break down the specifics in our guide on FHA vs. VA vs. Conventional Mortgages in Las Vegas.
Self-Employed, Cash Income, or No Tax Returns: Bank-Statement and Non-QM Programs
Las Vegas runs on tips, commissions, and small businesses tied to hospitality and tourism. A blackjack dealer pulling $85,000 a year in reported income and another $30,000 in cash tips that don’t show up neatly on a W-2 — that person looks underpaid on paper. Traditional underwriting punishes them for it. Hard.
Bank-statement loans fix this. Instead of tax returns, your lender reviews 12 to 24 months of personal or business bank deposits to calculate qualifying income. The average non-QM borrower in 2024 actually carried a 776 FICO score with a 75% LTV, according to industry securitization data. This isn’t subprime. It’s a documentation problem masquerading as a credit problem.
Non-QM securitization volume grew roughly 25% from 2023 to 2024, hitting about $40 billion, which shows institutional investors consider these loans sound when underwritten correctly. For Las Vegas’s gig-heavy workforce, bank-statement programs are often the fastest path from renting to owning.
ITIN Borrowers: Real Income, Real Options
You work in Las Vegas, file taxes with an Individual Taxpayer Identification Number instead of a Social Security number, and you’re wondering if that door is closed. It’s not. ITIN loan programs exist within the non-QM space and typically require—
- A valid ITIN and two years of tax filing history
- 10% to 20% down payment, depending on LTV and credit profile
- Bank statements or tax transcripts for income verification
- A minimum credit score from alternative credit sources (rent, utilities, phone bills) if you don’t have a traditional FICO
These programs serve casino workers, restaurant employees, cleaning crews, and small-business owners whose income is absolutely real but invisible to Fannie Mae’s automated system. Rates run higher than conventional — typically 1.5% to 3% above market — but ownership still beats another year of rent increases with zero equity to show for it.
Why Your DTI Matters More Than Your Score
A 740-score borrower can get denied while a 580-score borrower gets approved. It happens when the high-score borrower carries a 55% debt-to-income ratio and the lower-score borrower sits at 38%. Your DTI ratio mortgage calculation is the real gatekeeper, and Las Vegas makes it harder than most cities because of one sneaky line item: HOA dues.
Master-planned communities in Henderson, Summerlin, and Inspirada routinely charge $200 to $450 per month in HOA fees. Lenders add every dollar of that to your debt side. A $300 HOA on top of a $2,400 mortgage payment means you need to qualify at $2,700 — before car payments, student loans, and credit card minimums.
Quick DTI checklist before you apply:
- Add up every minimum monthly debt payment (car, cards, student loans, personal loans, child support).
- Add your estimated mortgage payment including taxes, insurance, and HOA.
- Divide that total by your gross monthly income.
- FHA target: stay under 50% with compensating factors, under 43% without.
- Non-QM target: many programs cap at 43% to 45%, though some allow up to 50% with lower LTV.
Paying off a small credit card balance or a car note before applying can shift your ratio enough to qualify. We run these scenarios daily.
Picking the Right Channel for Your Situation
Nevada’s history with foreclosures during the 2008 crisis — at one point, nearly 13% of home loans in the state were in serious delinquency — taught lenders to be careful here. Careful doesn’t mean closed, though. It means matching the right borrower with the right product and the right risk controls.
A bad credit home loan Las Vegas approval isn’t one-size-fits-all. Your score determines the program, your income documentation determines the product type, and your DTI determines the price you can target. Get any one of those wrong and you’re spinning your wheels with the wrong lender on the wrong loan.
