Need a mortgage lender in North Las Vegas, NV? I am Phil Cory, a mortgage loan originator (NMLS #2430878). Through City View Mortgage I compare loan programs for North Las Vegas buyers and owners, and I take calls 7 days a week.
Home loans in North Las Vegas
North Las Vegas is a separate incorporated city in Clark County, bordering the City of Las Vegas to the north. Common first questions from North Las Vegas buyers are about getting started: how much to have saved, what credit lenders look for, and whether FHA or conventional financing is the better fit. Those answers depend on your full picture, which is why I start with a conversation instead of a sales pitch.
If you are already working with a real estate agent, I coordinate with them on the dates in your purchase agreement so the appraisal, underwriting and closing stay on schedule. If you have not chosen an agent yet, getting your financing in order first gives you a clear price range to shop in.
City View Mortgage’s office at 5940 S. Rainbow Blvd, Suite 4014 is about 14 miles from central North Las Vegas, roughly 25-30 minutes by car using I-15 and Russell Road.
What to expect, step by step
- Talk it through. We discuss the property, your timeline and how you plan to use the home.
- Get your numbers organized. The purchase qualifier and the mortgage calculator help you see where you stand.
- Compare programs. I look across the market for products you qualify for, not just one lender’s list.
- Underwriting to closing. I keep the file moving and keep you informed until the keys are in your hand.
Choosing the right type of mortgage
There is no single loan that suits every borrower in North Las Vegas. We start with your goals and your paperwork, then narrow the field:
Conventional or government-backed? Conventional loans come from private lenders, while FHA loans are insured by the Federal Housing Administration and VA loans are backed by the Department of Veterans Affairs. FHA programs are often a fit for buyers who do not meet conventional requirements.
Fixed or adjustable? A fixed-rate loan keeps the same interest rate for the whole term; an adjustable-rate loan has an initial fixed period and then adjusts with an index.
Conforming or jumbo? Larger loans can need a jumbo mortgage, which carries its own documentation standards.
