Enterprise is an unincorporated town in the southern part of the valley, next door to Spring Valley. Homes there generally carry Las Vegas mailing addresses, including homes in newer subdivisions, some with homeowners association dues. For 2026, the Federal Housing Finance Agency (FHFA) set the conforming loan limit for a one-unit home in Clark County at $832,750. A loan at or under that amount can be a conforming conventional loan; above it, you are looking at a jumbo loan. That line matters for many Enterprise purchases, and I will tell you early which side of it your plan falls on.
